The Proposal

Identified in the draft North West Leicestershire Local Plan as a potential location for strategic distribution and benefitting from Freeport status, this scheme will look to meet the clear and evident demand for industrial logistics space in Leicestershire. It will also provide valuable new employment opportunities, tax revenue and ongoing investment into the local economy by both Prologis and the customers who occupy the buildings.
 

An initial development planning application was submitted to North West Leicestershire District Council in 2024. The updated submission, made on 14 November 2025, builds on the original application and addresses feedback from North West Leicestershire District Council, statutory consultees, and local, regional, and national stakeholders.

What's changing?

Since the original planning application was submitted and consulted by MAG, we will be making a number of updates to address matters raised by North West Leicestershire Council, their consultees and other third party representations. As the scheme has evolved, Prologis is sharing these proposed amendments to keep the public informed and to explain the changes that will be made to the application following its redesign.

Amendments to the scheme will include some key matters listed below:

Inclusion of Training Hub

Inclusion of Transport Hub and Sustainable Transport Initiatives

Amendments to landscape buffer to the western extent of the site

Amendments to the bunding to the western extent of the site, to include a bund/fence which is a minimum 3m and 4m above the development parcel.

Lowering finished floor levels and maximum building heights

Increased area of reduced building height

Amendment to roundabout access and inclusion of access corridor within the site for phase 2 development

Maximum ridge height reduced by 3m to 22m on Parcels A1, and by 2.4m to 19m on Parcels A2 and A3

Our PARKlife™ placemaking model responds to the needs of our customers, their employees and the local community and can include nature reserves, fitness trails, onsite security and other initiatives.

Through the Prologis Warehousing and Logistics Training Programme, we aim to have trained over 5,000 people in the Midlands by 2026.

A dedicated centre for industrial logistics job training and education in Leicestershire will help young people not in education, employment or training; those looking to reskill, and those furthest from the job market find employment in the industrial logistics sector.

Up to 135,000 square metres of modern, sustainable industrial logistics facilities, providing space for a wide range of businesses; including those in growth sectors such as life sciences and advanced manufacturing identified in the Government’s Modern Industrial Strategy, as well as traditional logistics and distribution use.

Sustainable, sensitively designed buildings which consider visual and environmental impact.

Sustainable transport initiatives with onsite Hub to allow users and visitors to access the site and its facilities.

Establishing a community liaison officer.
