A Sustainable Development

At Prologis, we’ve put sustainability at the heart of our operations for the past 25 years and we’re committed to ensuring our value chain is net zero emissions by 2040. With that in mind, Prologis Park East Midlands Interchange will incorporate industry-leading standards of sustainability in its design, construction, and management.

All new Prologis buildings in the UK target BREEAM Outstanding as a minimum standard, placing them in the top 1% of non-domestic buildings in the UK in terms of their sustainability.

All embodied carbon during the construction period will be measured, reduced and mitigated, in line with the UKGBC net-zero carbon framework.

Once operational, the buildings at the park will have a net-zero regulated energy use in line with an EPC A+ rating.

Air Source Heat Pumps will be used to provide heating and cooling to the office spaces and the buildings will be entirely electric, with no gas used at the park.

We plan to include roof-mounted solar panels will also be included, generating renewable energy for the site.

We require our supply chain to sign-up to our Social Value Charter. This means they source goods and labour locally, where possible, and commit to giving back to the local community   

We're committed to maintaining Hyam's Lane in its current form, ensuring a fifteen-metre offset from any new buildings and preserving the existing hedgerow.

We're also integrating and enhancing pedestrian and cycle links throughout the site, including the Public Right of Way that crosses to the East. This will either be via the existing track or a new, diverted foot and cycle path, providing better access and connectivity for everyone.

Throughout the park, green space will be maximised where possible, alongside suitable rainwater attenuation and drainage for the development (whilst noting the Aerodrome safeguarding restrictions).

We intend to deliver a high quality, responsible scheme that responds to the surrounding area with an attractive, unified design. It is intended that all buildings will have a sensitive, neutral colour palette, helping to soften the buildings into the skyline, and create a sense of cohesion across the park.

As part of our placemaking and environmentally-friendly vision, we are committed to preserving a buffer along the northern, southern, and western boundaries of the site which will consist of new woodland, hedgerow, and tree planting. The buffer along the western boundary is intended to create a new green infrastructure corridor with trees, bunding and screen fencing that will visually contain the park to both define it from the edge of Diseworth and the southwest as well as providing new wildlife corridors and a community park.

Prologis has committed to achieving 100% carbon neutral construction globally by 2025 and was the first property company to be awarded the Terra Carta Seal at the COP26 summit by HRH King Charles in recognition of its commitment to the creation of genuinely sustainable industrial logistics parks.

 PARKlife™

At Prologis, we know that every Prologis Park we create will need to respond to the needs of our customers, their employees, the local community and the local environment. That’s why we developed Prologis PARKlife™.

Across our network of twenty-eight Prologis Parks, our customers work together with our in-house property management team to build trusted relationship with the local community. This includes raising money for local charities, working with local schools and colleges, providing valuable employment and training opportunities and organising initiatives that benefit the local community, such as litter picking or community improvement projects.

This desire to be a force for good means we work hard to build long-standing and trusted relationships with our local communities.

At the Prologis Park East Midlands Interchange, our customers and their employees will benefit from a range of park-wide services and amenities, including access to a green travel plan, park security, community parks, green spaces, and 2,675m of new paths and cycleways
